962 Kaiser Road is an industrial concrete building sited on over 1-acre in south Napa. Located in South Napa near the Napa Pipe/Costco Project and the DMV. The building is currently operated as a conditioned case good storage building for wine. It is fully fenced and uniquely features room for expansion, storage or parking on +/- 15,000 SF of vacant land. The building itself has recently been upgraded to include new insulation, new warehouse air conditioning, lighting and exterior paint. It has three (3) roll-up doors (1 interior/2 exterior). Multiple skylights allow for additional light throughout the warehouse space. The front office area features a reception/bull pen area with private offices on either end. Above the office area is the mezzanine portion of the building which ideal for storage and organizing items off the warehouse floor. It is accessible via stairs and has a gate area for forklifting pallet access. In close proximity are major highways including Highways 29, 121 and 12. Caltrans is currently working on a $54 million project to streamline traffic flow in the area allowing for easier and more efficient commutes for employees coming in from one of the many neighboring cities. Caltrans estimates it will be open for traffic in Fall 2024.
